With interest rates hovering around historical lows for an extended period of time, combined with many excellent and varied and opportunities in the real estate marketplace, many analysts and wealth managers are recommending real estate as a sensible component of an overall investment portfolio.

We certainly think that’s the case, since we've spent more than two decades seeing a lot more money being made than lost in the real estate market.

However, we also understand the hesitation first-time real estate investors can have. We're not going to try to convince anyone who isn’t comfortable with real estate to get into it. But, we can help analyze your situation to see if real estate investment might be a good fit for you.

Some clients feel they have too much money in stocks and look to real estate to provide more portfolio diversification. Some have inherited money that they’re not sure what to do with.

We may not make a nickel on any of the options you choose, but we’ll help you just the same. We have many clients that we helped who end up circling back to us years later. Our Process for Successful Real Estate Investing

Step 1

Initial Consultation

We will discuss your current situation, goals and real estate investment objectives. Are you an experienced investor looking for guidance, the next step (options)? Are you a first time real estate investor trying to figure out where to start? Do you need to complete a 1031 Exchange? Are you interested in Pooled Fund (Syndicated) real estate opportunities? Do you want to utilize your retirement account for real estate investing? Are you at the retirement stage and need assistance in exiting the market in a tax favorable way? Are you wanting to refinance one of your investment properties or need a new loan for an acquisition?

Information Gathering & IPA

For those of you that already have real estate investments, we will first recommend a complete financial-investment return analysis of current investment real estate holdings, individually and cumulatively (our IPA). It's a must to first understand how your current investments are performing before any potential wealth building acceleration strategies can be considered. At that point (completion of IPA report), we will identify potential options and opportunities that will improve returns and accelerate capital/equity growth.

Investment Property Analysis Report (IPA)

We will suggest an in-person meeting to review the Investment Property Analysis (IPA) report if that was the first step in our engagement with you. We will provide a printed copy of the IPA report for further/later review. If any refining/updating of the Investment Property Analysis (IPA) report is needed, Realty Yield will complete before moving to the next step - Master Plan.

Ongoing Asset Management

We highly recommend an annual review of the performance of you real estate holdings. Owning investment real estate is dynamic and things can change fast. We will complete an annual Investment Property Analysis (IPA) to ensure your property/portfolio returns are being achieved in accordance with goals, objectives and risk tolerance. And, we will always be evaluating potential opportunities to improve returns and accelerate your wealth growth through real estate.
