INFORMATIONAL GATHERING & IPPA
For those of you that already have real estate investments, we will first recommend a complete financial-investment return analysis of current investment real estate holdings, individually and cumulatively (our IPPA). It's a must to first understand how your current investments are performing before any potential wealth building acceleration strategies can be considered. At that point (completion of IPPA report), we will identify potential options and opportunities that will improve returns and accelerate capital/equity growth.
TIMELINE
Typically within 10-20 days of first contact / conversation.
CLIENT ROLE
Complile and provide Realty Yield properties' acquisition, income / expenses, tax basis, and loan information.
INVESTMENT PROPERTY PROFILE REPORT (IPPA)
Reallocation options of invested capital (equity) are examined.
The first alternative analyzed focuses on a cash-out refinance scenario utilizing the available “pulled” net proceeds for reinvestment into a new property-(s). The cumulative returns of the current property-(s) with new loan-(s) PLUS the new property-(s) are compared to the current as-is situation. The second alternative analyzes the option of selling existing property-(s) and reinvesting the total net sale proceeds. Once again, a comparison is made between the proposed new property-(s) and the current as-is situation.
A comparison is then made between the refinance and reinvest, and the sell and reinvest strategies. As mentioned above a combination of incorporating both strategies is also analyzed. The optimum allocation of invested capital (equity) is found to maximize overall leveraged returns. All relevant tax basis, depreciation and debt/loan information is carefully examined and considered. Lastly, and most importantly all strategic options analyzed and recommended are always 100% consistent with an investors goals and risk/return tolerance.
MASTER PLAN
Depending on your engagement type with us, we will discuss the specifics of strategic options, pros/cons and logistics/process of executing each. A written plan/summary (including timeline) will be drafted detailing the complete scope of services Realty Yield will be providing.

ONGOING ASSET MANAGEMENT
We highly recommend an annual review of the performance of you real estate holdings. Owning investment real estate is dynamic and things can change fast. We will complete an annual Investment Property Portfolio Analysis (IPPA) to ensure your property portfolio returns are being achieved in accordance with goals, objectives and risk tolerance. And, we will always be evaluating potential opportunities to improve returns and accelerate your wealth growth through real estate.
